    • End caps 30%
    • Freestanding new building 20%

Site Conditions

Other Criteria for Site Development:
  • Growing area/high profile
  • Strong/above average income demographics
  • Good ingress and egress
  • Highly visible site lines
  • Good daytime/nighttime population
  • Good parking availability
  • Near traffic generator
  • Minimum daily traffic 25,000 ADT on primary street
  • We will not develop in new power centres or greenfield developments
  • Typical landlord inducement requirement
    • Restaurant conversions $50 sqft – the equivalent work or in situation assets
    • New build – Shell improvement allowance of $120 sqft or equivalent work
